Cost certainty from first measure to final account
Methvin gives QS professionals a unified platform for takeoff, cost planning, job costing and BIM interrogation — so every bill of quantities, cost report and final account is accurate, traceable and delivered with confidence.
How Methvin supports the full QS lifecycle
From early-stage cost advice to post-contract cost management, every module is designed around how quantity surveyors actually work.
Quantities Tied to Every Cost Line
Takeoff measurements flow directly into cost plan elements and BQ items. Change a dimension in the drawing and every associated rate, total and cost report updates automatically — no manual re-keying.
Elemental Cost Plans That Stay Current
Build AIQS-structured elemental cost plans at any RIBA stage. Compare Cost Plan A through to Final Account in the same project file, with variance analysis at every element level.
Real-Time Job Cost Visibility
Track committed costs, forecasts and variations against the approved budget as the project progresses. Early warnings surface when an element is trending over budget before it becomes a dispute.
BIM Quantities Without the Specialist Software
Open IFC models in the browser, interrogate elements by trade or system and extract quantities directly into your cost plan. No Revit licence required — designed for cost professionals, not modellers.
Four modules. One QS workflow.
Four integrated modules that cover the entire pre-construction cost workflow.
Takeoff
Measure directly on digital drawings with auto-area, length, count and volume tools. Organise measurements by trade, NRM element or CSI division and export a structured bill of quantities with a single action.
Explore Take-off →Estimate
Build detailed or elemental cost estimates from first-principles or calibrated rate libraries. Apply contingency, escalation and risk allowances at any level. Produce formatted cost reports ready for client sign-off.
Explore Estimate →Job Costing
Monitor budget versus actual at element and trade level throughout construction. Manage variations, provisional sums and contingency drawdown with a full audit trail — essential for cost-to-complete reporting and final account preparation.
Explore Job Costing →BIM
Navigate IFC and BIM models in your browser without specialist software. Filter by element type, material or level, extract quantities into your cost plan and reconcile model-derived quantities against manual takeoff for double-check assurance.
Explore BIM →The end of the disconnected QS toolkit
Most QS practices still manage cost plans in spreadsheets, takeoff in one tool and job costs in another. Methvin connects the entire workflow so data flows without re-entry, and every number is traceable back to its source measurement.
- Takeoff quantities flow directly into BQ items and cost plan elements — no copy-paste
- Cost plans are version-controlled with side-by-side comparison across all RIBA stages
- BIM quantities cross-check manual takeoff and flag discrepancies before pricing
- Job cost forecasts update in real time as variations are instructed and certified
- Rate libraries are shared across the practice and calibrated against completed projects
- Every cost report, BQ and final account is formatted and exportable in one step
Trusted by quantity surveyors and cost managers
Feedback from QS professionals who've replaced their disconnected toolchain with Methvin.
“The link between takeoff and the elemental cost plan is transformative. I prepare Cost Plan C in half the time I used to, and every quantity is traceable back to the drawing. Client challenges to rates are resolved in minutes, not days.”
“Job Costing changed how we run post-contract. We can see committed versus forecast at element level in real time. Final account negotiations are now based on data both parties can see — disputes have dropped significantly.”
“Using the BIM module to extract quantities from an IFC model and cross-check them against my plan takeoff caught a floor area discrepancy that would have cost the client significantly. It's become a standard step in our cost plan process now.”
Questions quantity surveyors ask before switching
Practical answers to the most common queries from QS professionals evaluating Methvin.
Does the Estimate module support NRM and AIQS elemental structures?
Yes. Cost plan templates can be configured to NRM1/NRM2, AIQS or any custom elemental breakdown your practice uses. Rate libraries and benchmarking data can be organised by the same structure and shared across your team.
Can I produce a formatted bill of quantities from Takeoff??
Yes. Measurements taken in Takeoff are organised by trade or element and export to a structured BQ in Excel or PDF. Items include description, unit, quantity and rate columns ready for tender issue or cost plan support.
How does Job Costing handle variations and provisional sums?
Variations are raised, costed and approved within the module. Each variation is linked to the relevant cost plan element and the approved budget adjusts accordingly. Provisional sum expenditure is tracked separately with a running drawdown balance.
What BIM file formats does the BIM module accept?
The BIM module accepts IFC 2x3 and IFC4 files, which covers exports from Revit, ArchiCAD, Tekla and most design platforms. Models are viewed in the browser with no additional software installation required.
Can multiple QS team members collaborate on the same cost plan?
Yes. Multiple users can be assigned to sections of a cost plan with role-based permissions. Changes are logged with timestamps and the full revision history is retained, making peer review and QA straightforward.
Is it possible to benchmark new projects against historical cost data?
Yes. Completed project data is stored in your rate library and benchmarking database. When building a new cost plan, you can reference historical $/m² rates by element, sector and location to sense-check your pricing assumptions.
